Real Estate Manager
PURPOSE OF THE ROLE:
Manage the equity property portfolio to minimize property cost inflation, exploit asset management opportunities and provide professional property advice to the business.
KEY RESPONSIBILITY AREAS:
Undertake Sites Acquisitions of the Company new units throughout all the Markets we operate in principally by overseeing the Identification and securing of sites to hand-over to Construction and pipe-line communication.
Maintaining awareness of new strategic developments and liaising with Market Planning.
Ensure new pipelines are well developed in advance to meet growth expectations
Review Market insights gathering and analysis to take effective steps to serve the company’s best interest.
Monitor Lease negotiation & signing
Ensure Accuracy in forecasting the number of new restaurants opening by period/year
Monitor and track the reported pipeline and forecasts on a monthly basis, Drive the setting of AOP and ensure accuracy of monthly Fits tracking reports.
Maintaining a regular schedule of meetings with appropriate Acquisitions. FBM Team Members and their agents & management of the equity Development pipelines.
Responsibility for prioritization and Identification of sites and their negotiations, ensuring financial viability and reviewing feasibility studies, assessing planning probabilities then managing the planning and legal process for acquisitions.
Formulate pipeline reports together with information dissemination throughout various brands.
Ensure accurate production /issuance of IFA documentation by closely working with Franchise Operations Team.
Develop cost effective real estate solutions in alignment with business needs including parameters for location, lease vs. own, length of lease term, financial commitment, exit strategies and operating expense budgets.
Acts as a single contact point for outside agents, retailers and potential vendors/landlords.
Lead the Acquisitions Team in building a constructive and strategic relationship with Franchise partners while maintaining an up to date working knowledge of Franchisor areas.
Lead strategy to minimize property cost inflation for the restaurants portfolio and deliver reduced cost to the business
Establish strategies & encourage best practice for effective negotiation to ensure cost savings and effective investments.
Translates and cascades Americana purpose, vision and strategy execution to the team to instill ownership mindset and motivation to act;
Ensures Americana expectations as regards of tools, resources, systems are rightfully communicated, cascaded for the buy in and adhered to by the team;
Role models compliance with Americana processes, internal policies, code of conduct and core value behaviors;
Is accountable for team performance – coaches, mentors the team for KPIs realization in line with Americana culture;
Follows and teaches the team to live Americana people practices (throughout Americana people cycle, starting with hiring, on boarding through training, development and when necessary exit); Coaches the team for personal development, has identified successor/s and is a mentor for cross functional teams to support Americana growth

QUALIFICATIONS AND EXPERIENCE:
Education:
BSc/BA in business Management or any related field
Experience:
8 - 10 years’ experience in retail real estate, expansion, or leasing. Preferably gained at a multi-unit retailer, real estate agency or shopping center management.
Proven track record of driving the RE agenda across his scope of Management and in managing teams and different stakeholders.

· Works with RGMs to develop restaurant-specific Annual Operating Plans and communicate to the team.
· Sets with the RGMs the monthly restaurant business plan and review monthly

· Monitor competitors’ activities and coordinate with operation and marketing managers to keep ahead of competition.
· Keep his RGMs informed of any competitive activity

Financial Excellence
· Audits cash handling procedures to ensure deposits, receipts for cash, change fund, deletes and paid outs are handled appropriately.
· Analyze the operations / P&L to determine deviation from standards and coach the concerned RM to take corrective measures

Monitors the operations effectiveness through the Pace Setter.
Analyzes sales, labor, inventory and controllable on a continual basis and coaches RGMs to take specific corrective action to meet or achieve margin and sales growth targets
· Coaches and assists RMs in controlling product, labor and other controllable expenses in conjunction with the Regional Operations Manager
· Approves operating expenditures with guidelines for other controllables and inventory

Restaurant Excellence
· Sets customer service standards for the area and drives customer-focused culture by serving as a role model in resolving serious customer issues and training managers to meet or exceed customer service standards. Tracks, analyzes, and identifies root cause of customer complaints and leads management team to implement systematic solutions.
· Works with RGMs to develop R&R plan and lead the R&R activities in his area.
· Monitors the effectiveness of restaurants operations through KPIs and provide constructive feedback & support.
· Ensure that all restaurants under his/her supervision are able to achieve QSC objectives as per planned.
· Ensure understanding and awareness of safe & security procedures.
· Make sure all restaurant managers under his/her supervision are fully aware of any changes happened in the operations or any new products.
· Follow up on the periodic maintenance schedule.
· Oversees prompt and appropriate resolution of all complaints (health inspections, labor office inspections, etc.) within the area and inform the operation manager of serious matters and other issues that may result in legal action.
· Ensures that Customer Obsession mindset is embedded in each restaurant and the RGM sets the example in this areas
· Monitors and implements programs to improve order accuracy, speed of service, courtesy and cleanliness
· Coaches and models team involvement in problem solving to improve customer satisfaction
· Identifies and implements process improvements that drive customer satisfaction and profitability in conjunction with the Regional Operation Manager.
· Ensure best practices are shared.
Team Excellence
· Provides input in training needs and training effectiveness.
· Identifies & develops HIPO’s
· Enforce and support all training & development plans for all staff under his/her supervision.
· Evaluate performance of restaurant management in his area against established targets, implementation plan to improve performance.
· Ensure that restaurant teams understand & apply the safety procedures.
· Investigate labor problems in his area and consult with operation and HRD manager for serious problems/complaints
Ensures quality performance appraisals, individual development plans, bench planning and PCR.
