- Aktor Como Intercity Facilities Management (ACIFM) is a special purpose company set up to provide World Class Facilities Management Services to the Qatar Rail Infrastructure, Doha Metro and Lusail Tram.
1- Planning & RAMS Manager
Strategic Planning and Development:
- Develop and implement long-term and short-term maintenance strategies for MEP, Civil, and Soft Services within metro stations.
- Create comprehensive maintenance plans focused on maximizing asset uptime, extending asset life cycles, and ensuring compliance with regulatory and safety standards.
- Oversee the integration of planning and RAMS within the Engineering department, fostering a culture of proactive management and continuous improvement.
Reliability, Availability, Maintainability, and Safety (RAMS):
- Establish and enforce RAMS policies to ensure optimal service levels and asset reliability within the metro stations.
- Conduct regular RAMS assessments and analyze key metrics to identify improvement areas in maintenance practices, planning, and resource allocation.
- Collaborate with Engineering and Operations teams to ensure RAMS objectives align with operational goals, driving efficiency and safety.
Scheduling and Resource Allocation:
- Develop efficient and effective maintenance schedules that minimize service disruption and optimise resource use.
- Coordinate with the Engineering and Operations departments to ensure proper resource allocation for preventive and corrective maintenance activities.
- Utilise data analytics and asset management systems to forecast resource needs and optimize workforce deployment.
Risk and Compliance Management:
- Identify, assess, and mitigate risks associated with asset management and maintenance within metro stations.
- Ensure compliance with all local regulations, safety standards, and company policies, particularly in areas of MEP, Civil, and Soft Services.
- Maintain up-to-date records and documentation in line with compliance requirements and internal audit standards.
Leadership and Collaboration:
- Collaborate with, and mentor other support staff, fostering a high-performance culture with a focus on safety and efficiency.
- Collaborate with cross-functional teams, including Operations, Procurement, and Quality Assurance, to enhance overall service delivery.
- Provide regular updates to the Operations Director, reporting on KPIs, project progress, and areas requiring additional support or resources.

2- Chiller Manager
JOB ACCOUNTABILITIES AND AUTHORITIES
- 1. Document and maintain practices, and procedures that ensure safe, incident-free, reliable, cost-effective chiller plant and chilled water network operations and maintenance activities.
- 2. Support the department training programs to ensure all personnel work in a safe, incident-free manner.
- 3. Provide support to the maintenance teams to enhance continuous service delivery reliability improvement
- 4. Support the preparation of manpower plans, expense budgets, and capital budgets that ensure the efficient execution of maintenance and turnaround activities.
- 5. Help audit and provide oversight and coordination of contract personnel to ensure they work safely and provide a high quality of service to operations groups.
- 6. Ensure critical Department policies, practices and procedures are documented and maintained
QUALIFICATION
- Educational Qualification required: Bachelor's degree in mechanical engineering, or equivalent.
- Number of years of experience required: Minimum 7 years’ experience, GCC experience is a plus.
- Specialized trainings required (if any): Project Management training is preferred, Chiller training is required
Skills required:
- 1. Degree qualified in Mechanical Engineering or equivalent.
- 2. Working towards MMUP, QCD Certification or relevant body.
- 3. Experience in the mechanical/HVAC services design or implementation on a range of projects.
- 4. Wide knowledge of design of mechanical building systems including coordination, spatial planning and energy performance of buildings.
- 5. Sound working knowledge of common mechanical building services software.
- 6. Sound working knowledge of shop drawings.
- 7. Experience supervising and providing technical mentorship to Technicians.
- 8. Able to think outside specialism and integrate multidisciplinary requirements into holistic coordinated solutions.
- 9. Enjoys working collaboratively in multi-disciplinary design teams, contributing to projects from inception to completion.
- 10. Good planning, organizational and time management skills to achieve successful designs to program and budget.
- 11. Excellent communications skills, both verbal and written.
- 12. Must have proven experience in Chiller systems and works in maintenance of chillers under any of the major Chiller suppliers.

- إنشاء خطط صيانة شاملة تركز على تعظيم وقت تشغيل الأصول، وتمديد دورات حياة الأصول، وضمان الامتثال للمعايير التنظيمية ومعايير السلامة.
- الإشراف على دمج التخطيط ونظام RAMS داخل قسم الهندسة، وتعزيز ثقافة الإدارة الاستباقية والتحسين المستمر.
الموثوقية والتوافر والقدرة على الصيانة والسلامة (RAMS):
- إنشاء وتطبيق سياسات RAMS لضمان مستويات الخدمة المثلى وموثوقية الأصول داخل محطات المترو.

2- مدير المبردات
المسؤوليات والصلاحيات الوظيفية
- 1. توثيق وصيانة الممارسات والإجراءات التي تضمن عمليات وصيانة محطات التبريد وشبكات المياه المبردة بشكل آمن وخالٍ من الحوادث وموثوق به وفعال من حيث التكلفة.
- 2. دعم برامج التدريب في القسم لضمان عمل جميع الموظفين بطريقة آمنة وخالية من الحوادث.
- 3. تقديم الدعم لفرق الصيانة لتعزيز تحسين موثوقية تقديم الخدمة المستمرة
- 4. دعم إعداد خطط القوى العاملة وميزانيات النفقات وميزانيات رأس المال التي تضمن التنفيذ الفعال لأنشطة الصيانة والتحول.
- 5. المساعدة في التدقيق وتوفير الرقابة والتنسيق لموظفي العقد لضمان عملهم بأمان وتقديم خدمة عالية الجودة لمجموعات العمليات.
- 6. التأكد من توثيق سياسات وممارسات وإجراءات القسم المهمة وصيانتها
مؤهل
- المؤهلات التعليمية المطلوبة: درجة البكالوريوس في الهندسة الميكانيكية أو ما يعادلها.
- عدد سنوات الخبرة المطلوبة: 7 سنوات على الأقل من الخبرة، وتعتبر الخبرة في دول مجلس التعاون الخليجي ميزة إضافية.
- التدريبات المتخصصة المطلوبة (إن وجدت): يفضل التدريب على إدارة المشاريع، ويشترط التدريب على المبردات
المهارات المطلوبة:
- 1. درجة مؤهلة في الهندسة الميكانيكية أو ما يعادلها.
- 2. العمل نحو الحصول على شهادة MMUP أو QCD أو الهيئة ذات الصلة.
- 3. الخبرة في تصميم أو تنفيذ الخدمات الميكانيكية/التدفئة والتهوية وتكييف الهواء في مجموعة من المشاريع.
- 4. معرفة واسعة بتصميم أنظمة البناء الميكانيكية بما في ذلك التنسيق والتخطيط المكاني وأداء الطاقة للمباني.
- 5. معرفة عملية جيدة ببرامج خدمات البناء الميكانيكية الشائعة.
- 6. معرفة جيدة برسومات المتجر.
- 7. الخبرة في الإشراف وتقديم التوجيه الفني للفنيين.
- 8. القدرة على التفكير خارج التخصص ودمج المتطلبات متعددة التخصصات في حلول منسقة شاملة.
- 9. يستمتع بالعمل التعاوني في فرق التصميم متعددة التخصصات، والمساهمة في المشاريع من البداية حتى الانتهاء.
- 10. مهارات التخطيط والتنظيم وإدارة الوقت الجيدة لتحقيق تصاميم ناجحة للبرنامج والميزانية.
- 11. مهارات تواصل ممتازة، شفهيًا وكتابيًا.
